National Director of Properties

Summary

The national director of properties is primarily responsible for furthering the mission, vision and values of Gamma Phi Beta’s Facility Management Company (FMC) by implementing strategic and operational objectives of the FMC. This position coordinates with the Gamma Phi Beta FMC Board of Managers (BOM), advising the BOM on various property related initiatives. The director is also responsible for managing the strategic operations of FMC-owned and leased properties and providing guidance to and ensuring compliance of affiliated house corporations (AHCs).

Responsibilities

Core duties and responsibilities include the following. Other duties may be assigned.

Responsible for the effective and efficient management of the FMC-owned and leased property portfolio.

Develop and execute appropriate property management policies and procedures for FMC-owned properties to include capital improvement plans, facility maintenance standards, safety measures and protocols and oversight and evaluation of vendor contracts.

Research, support and implement new facility initiatives as identified by International Council (IC) and the BOM.

Manage FMC staff. Oversee training, development and performance management of all FMC staff, including managers, coordinators and facility directors.

Coordinate and manage all new construction and major renovation projects.

Provide budget oversight for the Facilities Division.

Develop and manage facility revenue and expenses to optimize net revenue.

Oversee the development of standard operating processes and procedures to promote effective and efficient operations.

Research and provide recommendation on feasibility of facility options as directed by IC for extension opportunities.

Oversee education and training initiatives for collegians, local facility advisory committees (LFACs), AHCs and volunteers.

Evaluate health of AHCs and provide recommended course of action for noncompliant and underperforming AHCs. Ensure AHCs have appropriate resources, training and compliance and corporate governance oversight.

Coordinate with the Marketing and Communications division on FMC outreach and communication to promote brand awareness, targeted resources such as newsletters and website resources and FMC presence at Convention.

Plan, implement and execute a successful housing and facilities conference for all AHC and LFAC members.

Serve as a member of International Headquarters’ leadership and executive teams.

Travel as necessary to provide property management and staff development at facilities and to support new housing initiatives as determined by the BOM.

Attend BOM meetings and drive agenda priorities.

Attend the Housing and Facilities Conference and industry conferences, as requested.

Serve on committees and task forces as directed by the BOM and executive director.

Education and/or Experience

Bachelor’s degree in business, finance, real estate or related degree program required; an advanced degree and/or professional certification(s) are preferred. Seven to ten years of relevant property management and/or real estate experience with five plus years at a management or supervisory level.

Other Skills, Abilities and Qualifications

Experience with property management in multiple geographic locations.

Strong financial management and technology skills necessary for record keeping at multiple property locations.

Proven vendor management and relationship building skills.

Experience with vendor contracts, vendor assessment and selection.

Strong collaboration skills and the ability to interact effectively with multiple stakeholders.

Experience performance managing staff through coaching, training and evaluation.

Excellent organizational skills, follow through and attention to detail.

Ability to provide outstanding customer service.

Outstanding oral and written communications skills.

Ability to prioritize and manage multiple projects simultaneously.

Knowledge or familiarity of with social Greek-letter organization/housing a plus.

Computer Skills

To perform this job successfully, an individual should have knowledge of: Internet software; spreadsheet software (Excel); word processing software (Word); electronic mail software (Outlook); and Database software (iMIS).

Location

This position may be based at Gamma Phi Beta Sorority International Headquarters in Centennial, Colorado, or performed remotely.

Benefits and Compensation

Compensation is commensurate with experience, education and work location. The hiring pay range for this role is $85,000-$95,000 annually. Gamma Phi Beta offers a full benefits package, including health, life, disability, vision and dental insurance coverage; paid-time off; and participation in Gamma Phi Beta’s 401(k) plan after a year of eligible service.
